This is the second property I sold to this client on Fitzpatrick Rd. This one is going to be for vineyard and is a rate parcel on Fitzpatrick with more than 10 plantable acres. The issue with this property was that the mutual water system was failing and our attempt find water during escrow also failed in this very water scarce area. We had to then enter into a very tough negotiation with the seller over the value of a lot with no proven water—and therefore no ability to build!
